We are 100% independent of builders so we can help you through all stages of the build, from your initial sales price, right through to contracts.

We work for you, the client, at any or all stages of your project. How you would like to use our services throughout your pre-site process is up to you. What we aim for is to ensure clients are getting what they have paid for and to have peace of mind when selecting a builder.

Builders will structure their quotes differently from one another which can make it very difficult to identify which one is the most beneficial deal.

At AVL we will help you understand the quotes and be able to provide you with details on which one we believe is the most valuable and best suited for what you’re after. Our summaries will be easy to follow and will help you make an informed and confident decision on your builder.

Site Costs

This is the part of the process where a lot of clients will get confused and do not fully understand what they have been charged for. We help determine if what the builder has charged for is required or not and give you a much better understanding of what your site entails.

As clients are not always aware of the site costs in a lot of situations it is good to know that what you are being charged for is what you are getting. We go through all documentation and explain what each cost means to give you an understanding and to make sure that there are no hidden charges.

Upgrades

Generally, this is where the builders will make most of their margins as expected. What we aim to do at AVL is to give you the best options in the eyes of the person who will eventually price your job. As mentioned, we aren’t designers but we think that’s our point of difference!

Often designers will lose track of costs and will design to what ‘looks the best’. Our approach is to understand what you are after and give you multiple, cost-effective options and see if there is another way it can be done. There are many opportunities when going through floor plans, colours etc where costs can be saved. This doesn’t mean compromising on what your dream home will look like. This is about finding alternatives to help keep you within your budget. We are here to work in your interest, not the builder’s.

Contract Tender

This is the last stage before your job goes to Permit and begins construction. Our service, at this end, will be to go through the contract tender and drawings to ensure there isn’t anything that gets missed. We also check there are no last-minute surprises that you weren’t expecting, and to ensure what’s included is what you have asked for.

Often clients will overlook some of the not-so-obvious details which are easy to miss and are only realised at the time of construction or at settlement.

Ongoing Support

We provide ongoing support for our clients if they have any questions that may pop up. An appointment can be arranged if you would like to go over issues or concerns that come up during the process that you’re not sure about. We are here to help with all aspects leading up to your build.
